Second Step.
After finalizing the unit / apartment, you need to fill the Application Form (the same may be downloaded from the Developer’s website). Please fill-in the Application Form and attach a copy of address proof & copy of PAN card (if PAN card is not available, attach Form 60 under the Income Tax Act, 1961 with relevant address proof) along with the same and send it at our Administrative / Corporate address for further processing. The aforesaid documents can also be sent through email at , along with the Booking amount of 5% – 10% which can be sent through Bank Demand Draft, Pay-Order, Banker’s Cheque, Ordinary Cheque payable at Chandigarh / Mohali / Panchkula or through Wire Transfer, RTGS / NEFT in favour of “M/S EXOTIC REALTORS AND DEVELOPERS”.
Third Step
After receiving the Booking Amount and the Application Form, payment receipt would be issued. (All payments shall be subject to their actual realization in the above-mentioned account). Thereafter, the Allotment Letter & Apartment Buyer’s Agreement (herein referred to as the “Agreement”) would be forwarded to you subject to the terms and conditions of the Agreement and fulfillment of all the obligations as stipulated in the Agreement. The Agreement shall be executed in two (2) counterparts with adequate stamping on both the copies, to be kept one by each Party to the Agreement. You would be required to return both signed copies (signed on all pages by the allottee(s) and duly witnessed) within thirty (30) days from the date of its dispatch by the Developer. The Developer shall retain the master copy with itself for its record and return the contemporaneous copy, duly executed by it, to the allottee(s) for your reference and record.
Fourth Step
You would be required to remit the installments and pay the sale considerations and other charges, as per the opted Payment Plan, as mentioned in the Allotment Letter & the Agreement.
Fifth Step
In case, you want to avail the Home Loan for the said property / unit / apartment, you need to send a signed request letter mentioning the details of your employer or the branch address of the financial institution as the case may be. The Developer shall facilitate the same accordingly. For issuance of the loan documents, the pre-requisite requirement is that the one original signed Allotment Letter & the Agreement shall be returned to the Developer.
Sixth Step
Once the project is nearing possession, we would intimate you and would send you the Offer of Possession / FDN (Final Demand Notice) wherein you would be asked to deposit the outstanding dues (if any) along with additional or extra charges (which is tentatively indicated in your price list), registration and legal expenses and stamp duty charges etc. for the unit / apartment within the period stipulated in the FDN.
Seventh Step
On receipt of the final payment and sale consideration for the said unit / apartment, we will execute the Conveyance Deed / Sale Deed and handover the unit / apartment to you. In case you are unable to come, you can issue a Power of attorney (POA) to somebody to do the registry on your behalf. For issuance of POA, you could request us to send the relevant POA draft, the duly filled / signed POA needs to be endorsed by the Consulate of India in your State. The POA holder then needs to get the same registered at India. You would be required to submit notarized photocopy of the POA for our records. The POA holder needs to carry the original POA for registration and possession.

i) In case of INDIVIDUAL (Resident of India) / HUF / PROPRIETARY FIRM
- Duly filled and signed Application Form.
- Booking Amount (in Indian Rupees) through Bank Demand Draft / Pay Order / Banker’s Cheque / Ordinary Cheque or RTGS / NEFT or Wire Transfer.
- Four (4) Nos. latest passport size coloured photographs of each Applicant out of which, 1 (one) each to be attached on the Application.
- Copy of PAN Card self-attested or Form 60 / Form 61/ undertaking duly filled and signed as the case may be if PAN is not available.
- Address Proof, self-attested photocopy of any one of following documents:
- Passport Copy showing the first page with photo and the last page showing address
- Voter ID Card
- Driving License
- Electricity/Water Bill
- Telephone Bill (MTNL/BSNL)
- Aadhar Card (UID Number)
- ID Proof, self-attested photocopy of any one of following documents:
- Passport Copy showing the first page with photo and the last page showing address

- Declaration cum Authority Letter regarding all members of HUF with signature(s) of all the adult members authorizing the Karta to act on behalf of HUF. (In case of Hindu Undivided Family)
- If the First Applicant is minor, then proof of age of minor and address proof of natural guardian.
ii) In case of Private Limited and Limited Company
- Duly filled, stamped and signed Application Form.
- Booking Amount (in Indian Rupees) through Bank Demand Draft / Pay Order / Banker’s Cheque / Ordinary Cheque or RTGS / NEFT or Wire Transfer.
- Four (4) Nos. latest passport size coloured photographs of authorized director / person.
- Certified copy of Memorandum of Association (MOA) and Articles of Association (AOA) duly signed by the secretary / director of the Company.
- Certified copy of requisite Form for appointment of Director with receipt of filling with Registrar of Companies.
- Certified copy of Board Resolution authorizing the signatory of the Application to buy property on behalf of the Company.
- Authority Letter / Power of Attorney duly notarized in favour of authorized signatory (with photograph) by the Company.
- Certified copy of PAN Card of the Company.
- Specimen signatures of authorized signatory to buy property on behalf of Company duly verified by bankers (in original).
- Certified copy of requisite Form for proof of Registered Office and receipt of filling with Registrar of Companies .
- List of Directors with addresses and address proofs of all Directors.
iii) In case of Partnership Firm / Society / Trust or other Body Corporate other than a Company
- Duly filled, stamped and signed Application Form.
- Booking Amount through (in Indian Rupees) Bank Demand Draft / Pay Order / Banker’s Cheque / Ordinary Cheque or RTGS / NEFT or Wire Transfer.
- Four (4) Nos. latest passport size coloured photographs of authorized signatory / person/ partner.
- Certified copy of Partnership Deed / Charter / Trust Deed / Bye-laws.
- Certified copy of Resolution authorizing signatory (in case of Trust / Society / Body Corporate)
- In case of Partnership Firm, an Authority Letter / Power of Attorney from the partners duly notarized authorizing the other partners (with photograph) to act on behalf of the firm.
- Authority Letter/ Power of Attorney duly notarized in favour of authorized signatory (with photograph) by the Trust / Society/ Body Corporate.
- Specimen signatures of authorized signatory to buy property on behalf of Partnership Firm / Trust / Society / Body Corporate duly verified by bankers (in original).
- Certified copy of PAN Card of the Partnership Firm / Society / Trust or other Body Corporate other than Company.
- Certified Copy of proof of Registered Office.
- List of Partners / Society Members / Trustees etc. with addresses and address proofs of all Partners / Society Members / Trustees etc.
iv) In case of NRI / Foreign Nationals of Indian Origin:
- Duly filled and signed Application Form.
- Booking Amount (in Indian Rupees) through Bank Demand Draft / Pay Order / Banker’s Cheque / Ordinary Cheque or RTGS / NEFT or Wire Transfer.
- Four (4) Nos. latest passport size coloured photographs of each NRI / Foreign Nationals of Indian Origin Applicant out of which, 1 (one) each to be attached on the Application.
- Copy of the individual’s passport.
- In case of demand draft (DD), the confirmation from the banker stating that the DD has been prepared from the proceeds of NRE / NRO account of the Applicant(s).
- In case of a cheque, all payments should be received from the NRE / NRO / FCNR account of the customer only or foreign exchange remittance from abroad and not from the account of any third party.
- Residential Status Permit
- Specimen signatures duly verified by bankers (in original).
- If the First Applicant is minor, then proof of age of minor and address proof of natural guardian.
- Copy of Authorization / Nomination Letter / Power of Attorney on behalf of the NRI / Foreign Nationals of Indian Origin.
Please submit the following documents for issuance of loan documents for your unit / apartment:
- Signed request letter from all the allottees conveying the name of the loaning institution / financial institution, the branch you wish to take loan from and its address.
- One original set of Allotment Letter & Apartment Buyer’s Agreement duly signed by all the allottees on all pages, if not submitted earlier.
- Self attested photocopy of Pan Card of the allottee(s), if not submitted earlier.
Transfer of the property can be done after registration / possession of the Unit. The transfer procedure / documentation is detailed below (Can be downloaded from the below link):
- Clearance of outstanding payments pertaining to Maintenance Charges, Genset power back up charges, dues, etc. and Original NOC from Association of the allottees / Residents’ Welfare Association of the project ("RWA") in which the subject unit / apartment is located to that effect, in case of existing RWA.
- Submission of a request letter in original, signed by all the Allottees / transferor with their complete details [S/o.D/o.W/o_____ (with address)], issuing NOC for transfer in favour of transferee / buyer with full details [S/o.D/o.W/o_____R/o._________ (with address)]
- Submission of an undertaking in original, signed by transferee (signed by all joint allottees) with their full details [S/o.D/o.W/o_____ R/o._________ (with address)], that they (transferee/s) would be liable to pay all the maintenance & fixed dues, from the date of issuance of NOC by the transferor Allottees.
- Original car parking usage letter(s) and storage / utility space usage letter(s) earlier issued in favor of transferor allottees at the time of possession.
- Original NOC from loaning institute (in case subject unit / apartment is mortgaged) or Loan Closure letter.

Please Note: The NOC would be issued after three working days of submission of all the above mentioned requirements and realization of the payments made. The change in title in our records would be updated only upon receipt of the copy of the transfer memorandum for leasehold properties from the concerned authority. For other than leasehold properties please provide the notarized photocopy of sale / transfer deed.
- Clearance of all payments (extra charges, legal, incidental charges & stamp duty payment, etc) as mentioned in the Final Demand Notice / Offer of possession (FDN) in line with the stipulated period mentioned in the FDN.
- Clearance of outstandings pertaining to interest, holding charges, maintenance charges, power back up dues, etc. till the end of the month in case the possession of the unit is delayed beyond the stipulated period mentioned in the FDN.
- 24 post dated cheques towards maintenance charges as per the FDN and cheque towards RWA membership as per FDN.
- One original copy of Allotment Certificate & Agreement and original addendums (if any). duly signed by all the allottees on all pages, if not provided earlier.
- Self attested photocopies of Pan cards for all the allottee/s, if not provided earlier.
- Signing of the Company's standard possession documents & agreements duly witnessed.
- Additional requirements to be complied in case the unit is mortgaged.
- Please submit the original NOC from the loaning institution.
- Please ensure to submit the photocopy of TPT signed by all the allottees, signed & stamped by the bank on all pages, if not provided earlier.
- Signature verification by bank of all the allottee/s.
Please note:
- The final finishing of the Unit will be executed only upon realization of all payments (extra charges, legal & incidental charges, stamp duty payment, revised interest, holding charges, maintenance charges, power back up dues, etc..) as mentioned in the FDN.
- It generally takes 20-25 working days to organize registration at concerned authority, post receipt of all payments & compliance of all other pending formalities pertaining to the unit.
- The possession of the Unit would be done only after registration of the sublease/conveyance deed. Meanwhile allottee(s) can do a pre-inspection of his/her/their unit and signing the possession papers.
The Maintenance Period and Maintenance Charges shall commence from the date of the possession offered by the Developer in the Offer of Possession (Final Demand Notice) or actual possession by the alllottee(s), whichever is earlier irrespective of whether the allottee(s) is in occupation / possession of the said Unit / Apartment or not and construction / work is still going on in adjacent tower / buildings and infrastructure facilities including Club House etc are not fully completed.
Stamp Duty is payable on the consideration of the Unit / Apartment or at the prevailing circle rate of the Unit / Apartment (notified by the Competent Authority of the state in which the Unit / Apartment is located), whichever is higher, at the stamp duty rates prevailing on the date on which registration of the Sale/ / Conveyance deed will be executed. The stamp duty amount does not include Registration fees which will be intimated in the Final Demand Notice (FDN). The Stamp Duty rates may be revised by the Competent Authority.
In case you are in India, you can authorize your spouse / blood relative to execute the registry and / or sign possession documents on your behalf by executing the Power of attorney in his / her / their name:
- Prepare the POA (to be downloaded from the below link) on Rs. 100/- non judicial stamp paper purchased in name of the executants of the POA.
- The duly filled POA (without blanks or handwritten text) needs to be signed by all the executors on all pages.
- The POA needs to be registered either at registrar/sub registrar office where the executants/s inhabits or at the office of registrar/sub registrar office , where the project in which the subject unit is located.
- The POA holder would be required to carry the original POA for registry.
- A notarized photocopy of the POA needs to be submitted at the HO of the Company.
- In case you stay abroad you can authorize anyone to execute the registry &/or sign possession documents on your behalf by executing the Power of attorney in his/her name: The duly filled POA (without blanks or handwritten text, as per format to be downloaded from the below link) needs to be printed on a plain paper and signed by all the executors on all pages; attested by the consulate of India at your state/country.
- The POA holder has to get the POA stamped with AIG stamp of the area in which the Unit is located, if applicable.
- The POA holder would be required to carry the original POA for registry.
- A notarized photocopy of the POA needs to be submitted at the HO of the Company.

The documents required at the time of Registration of the Sublease / Conveyance Deed areas under :
Indian Residents:
- 4 passport size photographs for each of the allottees.

Hindu Undivided Family:
- Copy of PAN Card of HUF.
- 4 passport size photographs of authorized signatory.

Partnership Firm:
- Copy of PAN Card of the Partnership Firm.
- Notarized photocopy of Partnership Deed.
- 4 passport size photographs of all the partners.
- Signature & photo attestation for all partners from bank.
Company:
- Copy of the PAN Card of the Company.
- Attested photocopy of MOA of the Company Board resolution authorizing the signatory to sign the documents related to purchase and registration property on behalf of the Company.
- List of Directors and shareholders of the Company.
- 4 passport size photographs of authorized signatory.
- Signature & photo attestation for signing authority for company from bank.
You can authorize your family members to take physical possession of the Unit /
Apartment on your behalf by executing the letter of authority as per the attached
format in his / her name.

In case either of the Allottees (authorized signatory in case of the partnership
firm or company) is taking the physical possession of the Unit /Apartment, they
need to carry along the original possession certificate / letter & car parking usage
letter (if any), storage / utility space usage letter (if any) issued by the Developer.
(Please Note: If you are authorizing family member / friend to take physical
possession of the unit / apartment then they have to carry original letter of authority
to site along with the aforementioned documents)
